Property Description

Our gite has been fully renovated in 2011 and now offers ideal accommodation for couples or individuals who are looking for a quiet location with the option to do as much or as little as they like. The property dates from circ 1900 and is set within our grounds or approx 3 acres. We live in the main house on site so are on hand to offer any guidance if needed, guests can enjoy full use of owners pool if required.
We are 1km from the local village, Mirandol-Bourgnounac, which has a wide range of facilities including two general stores, pharmacy, bakers, bank, post office, a doctors surgery and a dentist. There is also a small bar which serves snacks and lunches.

Accommodation details

Large light and airy living/dining area, having beamed vaulted ceiling with inset lighting and cool ceramic tiled floor. Comfortable three seater settee and an additional armchair, coffee table with shelves and a dining table which seats four. There is a TV which shows English free satellite channels a DVD player with a small selection of DVD's and a portable radio/CD player.
The lounge has dual aspect double glazed windows with outside shutters to front and rear.
 
Bedroom
Large light and airy bedroom with beamed vaulted ceiling and a large double glazed window with outside shutters with views over owners land and surrounding countryside. A king size bed which can be split into two (All bed linen included in rental price) and bedside cabinets with reading lamps. A small shelved alcove houses a selection of reading material. There is a large walk in wardrobe off the bedroom with independent lighting. Modern en-suite shower room comprising large shower cubicle with both static and flexible shower heads, glass wash basin with cupboards and drawers below and a large back lit mirror above. W.C and towel rails (All bathroom towels are included in rental price).

Kitchen
Large fully equipped kitchen with plenty of cupboards and worktops, modern sink with mixer taps, a large breakfast bar separates the kitchen lounge/dining area. The large kitchen window overlooks a shady garden.
Kitchen comprises a full size oven with gas hob, washing machine, dishwasher, fridge with ice compartment, toaster, kettle and coffee maker, ironing board and iron are also available. All crockery, utensils, saucepans and tea towels are provided.

Outside
There is a patio area to the front of the gite with a large wooden table and chairs for outside dining, guests also can enjoy a large garden containing plentiful trees and shrubs if shade is required. BBQ and sun loungers are also provided with use of owners pool.

Local area

Within a 10 minute drive there is a large lake which has a small beach and is manned by lifeguards in July and August, historic Albi is a 30 minute drive away, this area is truly a walkers paradise.

We are ideally situated for visiting many places of interest, historically, culturally and those of natural beauty.

Locally there are daily markets, excellent restaurants, medieval hilltop towns and villages. The wine producing region of Gaillac is nearby. For the more energetic, Cap Decouverte provides a beach, swimming, dry ski slope, concert hall etc 
There are many activities within easy reach including canoeing/kayaking on the Rivers Aveyron and Viaur, many marked walks, and beautiful medieval villages and towns including stunning Najac and Cordes-sur-Ciel with their cobbled streets and interesting artisan shops and restaurants are within an easy 45 minute drive. Our main small city is beautiful Albi which has recently achieved UNESCO World heritage status, set on the banks of the River Tarn you will find an abundance of interesting shops,cafes and restaurants - a good 'people watching' town. Albi also hosts many sporting events throughout the year, the imposing cathedral - which is the largest brick built in the world - and the famous Toulouse Lautrec gallery/museum are a must see. Further afield historic castles abound. The city of Toulouse is one and a half hours away and hosts the 'Space City' and also the Airbus project, for a more historic visit try the walled cite of Carcassonne. This area truly has so much to offer visitors.

Special features
We have two stables and a field for self livery if guests require this - an extra charge would apply.
There are some steps for access to the gite, therefore it may not be suitable for people with walking difficulties. One small well-behaved dog may be allowed.
The interior of the gite is strictly no smoking.
Long and short lets can be negotiated with owner.
We also have two friendly dogs, however they are within a gated and fenced area within our grounds.

Weekend and short stay prices can be arranged on request. Normal changeover day mid to high season on Saturday, guests are asked to leave by 10.30AM and to arrive between 3PM and 8PM if possible please telephone if arrival time is after this.

or we have a man made beach nearby - approx 20 mins drive - Plan d'eau de la Roucarie which is a very pleasant lake with beach/pedalo hire/canoe hire and a small bar/cafeteria it takes one and a half hours to walk round this lake
